This website is operated by Bricks International Marbella, a luxury real estate advisory platform focused exclusively on buyer representation in Marbella and the Costa del Sol.

When you interact with our AI concierge Ana and request to be contacted by our advisory team, we collect:

• Your name
• Your email address (if provided)
• Your phone number (if provided)
• The property or properties you expressed interest in
• A summary of your property search criteria as shared in the conversation (budget range, preferred zones, intended use, and similar)
• The language you used in the conversation
• The date and time of the conversation

We do not collect payment data, identity documents, or any special category data (as defined under Article 9 GDPR) through this platform.

We do not use cookies or tracking pixels on this website beyond what is strictly necessary for the site to function.

Audio from your voice conversation with Ana is processed in real time by Google's Vertex AI platform and is not retained by us after the session ends.

We process your personal data for the following purposes and on the following legal bases under Article 6 GDPR:

Your data is shared only with the following recipients:

• AGC Real Estate Marbella (Alain Groelly) — our local property partner, who may contact you to arrange viewings or provide further information about specific listings.
• Supabase Inc. — database infrastructure provider. Data is stored on a server located in the EU (Ireland, eu-west-1).
• Resend Inc. — transactional email provider, used to send your enquiry details to our advisory team. Processing occurs in the EU (Ireland).
• Google LLC (Vertex AI / Gemini Live) — AI voice processing. Your voice input is processed in real time during the session. No audio is stored by us after the session ends.

We do not sell your personal data to any third party. We do not use your data for advertising purposes.

We retain enquiry records in our database for 24 months from the date of enquiry, or until you request deletion, whichever is earlier. After this period, records are permanently deleted.

If a transaction is completed with a property introduced through our platform, we may retain records for a longer period as required by applicable Spanish and EU law.

Some of our service providers (Supabase, Resend, Google Vertex AI) may process data in countries outside the European Economic Area (EEA). Where such transfers occur, we ensure appropriate safeguards are in place, including Standard Contractual Clauses (SCCs) as approved by the European Commission, or reliance on an applicable adequacy decision.

As a data subject under the GDPR, you have the following rights:

• Right of access — you may request a copy of the personal data we hold about you.

• Rights related to automated decision-making — we do not make decisions that produce legal or similarly significant effects solely by automated means. Ana's conversations are advisory in nature; all follow-up decisions involve a human advisor.

Ana is an AI-powered voice concierge built to assist property buyers in Marbella. Ana is a digital assistant — not a human — and operates using a large language model provided by Google (Gemini Live).

Ana uses a name, a visual identity, and a voice. She does not have a physical existence. If you are uncertain whether you are speaking with a human or an AI at any point during your interaction, you may ask Ana directly and she will confirm she is an AI assistant.

We implement appropriate technical and organisational measures to protect your personal data against unauthorised access, loss, or disclosure. These include:

• Encrypted connections (HTTPS/TLS) between your browser and our platform at all times
• Row-level security policies on our database ensuring lead data is accessible only via authenticated service functions
• Access to production systems restricted to authorised personnel only

No method of transmission over the internet or electronic storage is 100% secure. If you believe your data has been compromised, please contact us immediately at privacy@bricks-international.com.
